We were appointed as the main contractor for this large scale asbestos removal project within John Lewis’ flagship Store.

Project Profile

Krypton Building Services is currently delivering a major asbestos removal and reinstatement project at John Lewis’s flagship store on Oxford Street. Appointed as Principal Contractor, Krypton is managing the safe removal of asbestos across 29 phases spanning 10 floors. These works are essential to facilitate future maintenance access within the building. The project also includes reinstatement of ceilings, mechanical and electrical systems, and full decorative finishes in affected areas.

 

The project involves phased asbestos removal under fully controlled conditions, with isolation and reconfiguration of mechanical and electrical systems to support safe access. Temporary lighting and welfare facilities have been installed, while suspended ceilings and building services are being progressively reinstated. Decorative works are delivered in line with phased handovers, ensuring spaces are returned to a high standard. Independent air quality monitoring and four-stage clearance certification are being carried out by SXD, a UKAS-accredited consultant.

 

Challenge & Solution

Working within a live retail environment has presented significant challenges in ensuring customer safety and uninterrupted store operations. To mitigate disruption, Krypton has implemented a 24-hour working model, using day and night shifts to maintain programme momentum while minimising impact. Each phase is tightly controlled, with site managers conducting hoarding inspections before and after every shift, and regular coordination meetings are held with the client to keep store teams informed of progress, phase locations, and safety measures. With overlapping zones, precise sequencing is essential. Krypton developed a detailed phasing plan from the outset and leads daily briefings with subcontractors and client representatives to ensure works progressed safely, collaboratively, and in line with programme milestones.
